1. Overview

Whitestone Living provides boutique property management services in the Central Algarve, Portugal. These Service Conditions apply to the general use of our website and services.

2. Management Services

Whitestone Living offers property management packages with a fixed monthly management fee and 0% commission on rental income. The specific services, fees and responsibilities for each property are detailed in an individual Property Management Agreement.

3. Fees and Payment

Management fees are charged monthly at the rate applicable to the property type. Prices are subject to IVA at the applicable Portuguese rate. Cleaning services are charged separately per guest turnover.

4. Additional Services

Third-party services and additional work (maintenance, repairs, replacement items, contractor costs) are charged separately unless expressly included in the individual management agreement.

5. Owner Responsibilities

The property owner remains responsible for ensuring the property can legally be rented and complies with applicable Portuguese registrations, licences, insurance, safety and tax obligations, unless responsibilities are specifically allocated differently in an individual agreement.

6. No Guarantees

Whitestone Living does not guarantee occupancy, bookings, rental prices or financial returns. Rental performance depends on factors including seasonality, demand, location, competition, property condition, pricing, reviews and availability.

7. Individual Management Agreement

Every managed property is covered by an individual Property Management Agreement specifying the exact package, fees, responsibilities and property-specific conditions.
